1. Who We Are

HAVN ("HAVN," "we," "us") is the website havn-realty.com and its associated services, operated by Intraland Realty Ltd., Brokerage, providing AI-powered real estate intelligence for the Canadian market.

2. Information We Collect

• Account information: email address and password hash when you register.
• Usage data: searches, valuations, listing views, portfolio actions and browser user-agent, stored in our usage and valuation logs against your account. Your IP address is never stored: we keep only a one-way hash of it, salted with a value that changes every day, so it cannot be turned back into your address or linked across days.
• Property data you provide: addresses, photos, and property details submitted through the appraisal wizard or portfolio tracker.
• Payment information: processed entirely by Stripe. We never store card numbers on our servers.

3. How We Use Your Information

• To provide, maintain, and improve HAVN's valuation and market-intelligence features.
• To personalize your experience (saved portfolio, alerts, forecasts).
• To communicate product updates and, if you opt in, market insights.
• To detect abuse and protect the security of our platform.

4. AI-Generated Valuations

Our APEX engine produces estimated valuations, not certified appraisals. Valuations are generated by machine-learning models trained on MLS® listing data provided under licence from TRREB and should not be used as the sole basis for financial decisions. We are not liable for investment outcomes based on HAVN predictions.

5. Data Sharing

We do not sell your personal information. We share data only with:

• Stripe — for payment processing.
• AI providers (Google Gemini, Anthropic Claude) — property photos/data sent for analysis are not retained by these providers beyond the API call.
• The Toronto Regional Real Estate Board (TRREB) — records of your use of MLS® data, when requested for compliance with our VOW data licence.
• Law enforcement — only when required by Canadian law.

6. Data Retention

Records of your searches and valuations (our usage and valuation logs) are kept for at least 12 months from when they are created, including after an account is closed, because the brokerage must be able to provide them to the Toronto Regional Real Estate Board (TRREB) for compliance audits. Other account data is retained while your account is active; you may request its deletion at any time by emailing privacy@havn-realty.com, and we will remove it within 30 days, except for records we must keep for the period above.

7. Cookies

We use a session cookie to keep you logged in. We do not use third-party tracking cookies or advertising pixels.

8. Security

Passwords are hashed with industry-standard algorithms. All traffic is encrypted via HTTPS. Database access is restricted to our application server.

9. Your Rights (PIPEDA)

Under Canada's Personal Information Protection and Electronic Documents Act, you have the right to access, correct, or delete your personal data. Contact us at privacy@havn-realty.com.

10. Changes

We may update this policy and will post the revised version here with an updated effective date.
